Accessing TA forms

Question
How do I get my TA forms?

“TA forms” in England and Wales almost always refers to the standard property information forms used in residential conveyancing, published by the Law Society of England and Wales in the TransAction (TA) suite. Let me set out the common ones and how you get them.

What TA forms are:

The TA (TransAction) forms are the standard conveyancing forms published by the Law Society of England and Wales. The main ones you are likely to encounter when selling a home are:

TA6 – the Property Information Form (currently the 6th edition), completed by the seller giving detailed information about the property, boundaries, disputes, alterations, guarantees, utilities, and similar matters.

TA7 – the Leasehold Information Form, used in addition to the TA6 where the property is leasehold.

TA10 – the Fittings and Contents Form, setting out exactly what is and is not included in the sale.

TA13 – the Completion Information and Undertakings Form, completed later in the transaction by the seller’s conveyancer.

How you actually obtain them:

The key point is that the official TA forms are not available to buy or download directly by members of the public. The Law Society makes them available only through its approved third-party suppliers (for example OyezForms and similar providers), and normally only to solicitors and licensed conveyancers who hold accounts with those suppliers.

In practice this means:

1. If you are selling a property, you do not source the forms yourself. Your solicitor or licensed conveyancer will provide the blank TA6, TA10 (and TA7 if leasehold) to you to complete, usually near the start of the transaction. They will then check them and send them on to the buyer’s side.

2. If you have not yet instructed a conveyancer, instruct one first. Once you are a client, they will send you the forms to fill in, either on paper or through an online client portal. Many firms now use digital versions where you answer the questions online.

3. If you already have a solicitor but have not received the forms, simply ask them to send you the TA6 and TA10 (and TA7 for leasehold). This is a routine request and they will expect it.

4. The TA13 is not something you complete yourself; your conveyancer prepares and deals with it directly as completion approaches.

A note on the current editions:

The TA6 was revised, and the newer edition has been mandatory since mid-2024, so make sure you are given the current version rather than an old one. Your conveyancer’s supplier account should automatically give them the up-to-date form, but it is worth confirming you are completing the latest edition.

If you meant something else by “TA forms”:

TA can also stand for other things depending on context. If you actually meant a tax, benefits, tribunal, immigration or other type of form, tell me the exact form name or the situation it relates to and I will point you to the correct source. But if this is about buying or selling a home, the position above is what applies.

Practical next step:

If you are selling, the simplest route is to email or phone your conveyancer and ask them to send you the current TA6 Property Information Form and TA10 Fittings and Contents Form (plus the TA7 if the property is leasehold). If you have not yet appointed one, do that first, because you cannot obtain the official forms independently.

If you let me know whether the property is freehold or leasehold, and whether you have already instructed a conveyancer, I can tailor the answer further.
